La semaine suivante, soit le 20 avril, le FPI a conclu l\u2019acquisition de <a href=\"https:\/\/www.vicondoslocatifs.com\/vi-mascouche\/\" target=\"_blank\" rel=\"noopener\">V\u00ef Mascouche<\/a>, une construction neuve de 164 logements \u00e0 Mascouche (Qu\u00e9bec).<\/p>\n<blockquote><p>\u00ab Ces acquisitions nous permettent de renforcer notre pr\u00e9sence sur deux march\u00e9s o\u00f9 les donn\u00e9es fondamentales et la demande pour les logements locatifs demeurent solides \u00bb, a d\u00e9clar\u00e9 <a href=\"https:\/\/www.skylineapartmentreit.ca\/management-team\/matthew-organ\/\" target=\"_blank\" rel=\"noopener\" hreflang=\"en\">Matthew Organ<\/a>, pr\u00e9sident de Skyline Apartment REIT.<\/p>\n<p>\u00ab \u00c0 Stratford comme \u00e0 Mascouche, le march\u00e9 locatif conna\u00eet des conditions favorables et en date d\u2019octobre 2025, ces villes enregistraient des taux d\u2019inoccupation de 4,1 % et 4,2 %, respectivement. Dans les deux cas, nous prenons un portefeuille existant dont les actifs sont bien plac\u00e9s pour r\u00e9pondre aux besoins des locataires et g\u00e9n\u00e9rer de la valeur \u00e0 long terme pour nos investisseurs. \u00bb<\/p><\/blockquote>\n<p>\u00c0 la suite de ces transactions, Skyline Apartment REIT compte 229 propri\u00e9t\u00e9s dans 49 villes r\u00e9parties dans 5 provinces canadiennes (Colombie-Britannique, Manitoba, Ontario, Qu\u00e9bec et Nouvelle-\u00c9cosse) pour un total de 20 163 logements.<\/p>\n<p>Les acquisitions \u00e0 Stratford et \u00e0 Mascouche font suite \u00e0 la disposition strat\u00e9gique du 23 mars 2026, au cours de laquelle le FPI a vendu trois propri\u00e9t\u00e9s du Grand Moncton (Nouveau-Brunswick), ce qui marquait la fin de sa pr\u00e9sence dans la province.<\/p>\n<blockquote><p>\u00ab La vente de nos propri\u00e9t\u00e9s au Nouveau-Brunswick s\u2019inscrit dans nos d\u00e9marches continues pour affiner le portefeuille du FPI et mettre l\u2019accent sur les march\u00e9s canadiens cl\u00e9s qui contribueront \u00e0 notre performance \u00e0 long terme \u00bb, explique M. Organ.<\/p>\n<p>\u00ab Nos acquisitions et dispositions r\u00e9centes t\u00e9moignent de la rigueur de notre approche de gestion de portefeuille, qui consiste \u00e0 r\u00e9investir les capitaux dans des march\u00e9s affichant des donn\u00e9es fondamentales solides tout en continuant \u00e0 moderniser le FPI et \u00e0 rehausser sa qualit\u00e9 globale. \u00bb<\/p><\/blockquote>\n<p>Cette strat\u00e9gie a d\u2019ailleurs fait l\u2019objet d\u2019un <a href=\"https:\/\/www.reminetwork.com\/articles\/resilience-by-design-at-skyline\/\" target=\"_blank\" rel=\"noopener\" hreflang=\"en\">article r\u00e9cent du magazine <em>Canadian Apartment<\/em><\/a>, qui s\u2019est pench\u00e9 sur l\u2019approche du FPI en mati\u00e8re de modernisation de portefeuille national en vue de cr\u00e9er de la valeur \u00e0 long terme.<\/p>\n<p>L\u2019article soulignait que la strat\u00e9gie de modernisation du FPI avait non seulement contribu\u00e9 \u00e0 sa stabilit\u00e9 en 2025, mais l\u2019avait \u00e9galement aid\u00e9e \u00e0 surpasser bon nombre de ses pairs. Le FPI a maintenu un solide taux d\u2019occupation de 95 % et \u00e0 la fin du troisi\u00e8me trimestre de 2025, les loyers pour l\u2019ensemble de son portefeuille \u00e9taient en hausse de 5,89 %, ce qui est sup\u00e9rieur \u00e0 la moyenne nationale de 4,8 % pour les habitations multifamiliales au trimestre pr\u00e9c\u00e9dent.<\/p>\n<blockquote><p>\u00ab Le FPI f\u00eatera ses 20 ans d\u2019activit\u00e9 en juin 2026 \u00bb, ajoute M.
