C\u2019est ainsi que <a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/1-2-billion-canadian-industrial-reit-announces-new-name\/\" target=\"_blank\" rel=\"noopener\">Skyline Commercial REIT est devenu Skyline Industrial REIT<\/a> \u2013 un nouveau nom qui refl\u00e8te l\u2019\u00e9volution du portefeuille du FPI et sa pond\u00e9ration croissante de l\u2019entreposage, de la distribution et de la logistique.<\/p>\n<p>En juin 2022, le FPI a eu <a href=\"https:\/\/www.skylineindustrialreit.ca\/management-team\/mike-bonneveld\/\" target=\"_blank\" rel=\"noopener\">un nouveau pr\u00e9sident : Mike Bonneveld<\/a>, qui occupait auparavant le poste de vice-pr\u00e9sident et directeur des acquisitions de Skyline Asset Management Inc., et qui est d\u00e9sormais responsable de la croissance et du rendement strat\u00e9giques du FPI.<\/p>\n<p>Toujours en 2022, le FPI a pratiquement termin\u00e9 son programme de dispositions strat\u00e9giques et au d\u00e9but de 2023, il ne lui restait plus que quelques petits actifs \u00e0 vendre. Lanc\u00e9 en 2021, le programme de dispositions strat\u00e9giques \u00e9tait ax\u00e9 sur la vente et le red\u00e9ploiement d\u2019actifs secondaires dans le but de rehausser la qualit\u00e9 du portefeuille en augmentant le nombre de biens industriels modernes et de premi\u00e8re cat\u00e9gorie dans les secteurs de l\u2019entreposage et de la logistique. Au total, le FPI a r\u00e9alis\u00e9 8 dispositions strat\u00e9giques portant sur une superficie totale de 1 801 156 pieds carr\u00e9s. \u00c0 la suite de ces transactions, le FPI a re\u00e7u un produit de vente brut de 386,9 millions de dollars.<\/p>\n<blockquote><p>\u00ab Ces ventes ont permis au FPI d\u2019atteindre une situation financi\u00e8re des plus enviables \u00bb, a d\u00e9clar\u00e9 M. Bonneveld.<\/p>\n<p>\u00ab Le produit a \u00e9t\u00e9 red\u00e9ploy\u00e9 vers notre fili\u00e8re d\u2019expansion en place ainsi que plusieurs installations d\u2019immeubles industriels modernes et de qualit\u00e9 ax\u00e9es sur l\u2019entreposage et la logistique. \u00bb<\/p><\/blockquote>\n<p>Le FPI a \u00e9galement donn\u00e9 le coup d\u2019envoi \u00e0 deux nouveaux <a href=\"https:\/\/www.skylineindustrialreit.ca\/new-property-development-and-partnerships\/\" target=\"_blank\" rel=\"noopener\">projets industriels et de logistique<\/a> sur l\u2019\u00eele de Montr\u00e9al. Men\u00e9s dans le cadre d\u2019un partenariat avec Rosefellow Developments et FIT Ventures, les projets sont situ\u00e9s au <a href=\"https:\/\/www.skylineindustrialreit.ca\/property\/6200-rue-notre-dame-est-2\/\" target=\"_blank\" rel=\"noopener\">6010, rue Notre-Dame Est \u00e0 Montr\u00e9al<\/a> et devraient \u00eatre achev\u00e9s en 2023.<\/p>\n<h3>Autres r\u00e9alisations phares de Skyline Industrial REIT pour 2022<\/h3>\n<p>En 2022, le FPI a conclu 6 transactions, qui se sont traduites par l\u2019ajout de 11 actifs industriels au portefeuille pour un total de 3 329 393 pieds carr\u00e9s et une valeur brute de 483,7 millions de dollars.<\/p>\n<p>La premi\u00e8re acquisition de l\u2019ann\u00e9e portait sur un entrep\u00f4t industriel \u00e0 locataire unique de 326 125 pieds carr\u00e9s \u00e0 <a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-commercial-reit-adds-to-pointe-claire-qc-holdings\/\" target=\"_blank\" rel=\"noopener\">Pointe-Claire, dans la r\u00e9gion de Montr\u00e9al<\/a>. Lou\u00e9e \u00e0 100 % \u00e0 <a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-commercial-reit-signs-10-year-lease-with-global-premium-coffee-brand\/\" target=\"_blank\" rel=\"noopener\">Nespresso Canada<\/a>, la propri\u00e9t\u00e9 \u00e9tait la premi\u00e8re \u00e0 \u00eatre acquise dans le cadre d\u2019une coentreprise entre Skyline Industrial REIT, Rosefellow Developments et FIT Ventures. Le FPI a acquis les participations restantes des partenaires pour devenir le propri\u00e9taire unique de l\u2019immeuble.<\/p>\n<p>En septembre, Skyline Industrial REIT a \u00e9galement conclu la plus importante transaction de son histoire en achetant \u00e0 un important r\u00e9gime de retraite canadien un <a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-industrial-reit-buys-300m-alberta-portfolio\/\" target=\"_blank\" rel=\"noopener\">portefeuille de quatre parcs industriels de plus de 300 millions de dollars<\/a>. Situ\u00e9es \u00e0 Edmonton et \u00e0 Calgary (Alberta), les propri\u00e9t\u00e9s offrent des espaces industriels de plus de 2 millions de pieds carr\u00e9s.<\/p>\n<p>Au cours de l\u2019ann\u00e9e, le FPI a profit\u00e9 des occasions qui se sont pr\u00e9sent\u00e9es \u00e0 lui pour acqu\u00e9rir d\u2019autres propri\u00e9t\u00e9s industrielles :<\/p>\n<ul>\n<li><a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-commercial-reit-purchases-an-additional-property-in-windsor-on\/\" target=\"_blank\" rel=\"noopener\">465-473 Jutras Drive South,<\/a> Windsor (Ontario)<\/li>\n<li><a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-industrial-reit-purchases-an-additional-property-in-calgary-ab\/\" target=\"_blank\" rel=\"noopener\">6575 68<sup>th<\/sup> Avenue SE<\/a>, Calgary (Alberta)<\/li>\n<li><a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-commercial-reit-enters-woodstock-on\/\" target=\"_blank\" rel=\"noopener\">454 et 468 Innovation Way<\/a>, Woodstock (Ontario)<\/li>\n<li><a href=\"https:\/\/www.skylineindustrialreit.ca\/press-release\/2022\/skyline-industrial-reit-buys-new-montreal-east-development\/\" target=\"_blank\" rel=\"noopener\">8300, place Marien et 11235, boulevard M\u00e9tropolitain Est<\/a>, Montr\u00e9al-Est (Qu\u00e9bec)<\/li>\n<\/ul>\n<p>\u00c0 la suite de ces transactions, Skyline Industrial REIT compte 61 propri\u00e9t\u00e9s dans 5 provinces canadiennes, et ses espaces industriels totalisent 9 315 073 pieds carr\u00e9s<a href=\"#_ftn1\" name=\"_ftnref1\">[1]<\/a>.<\/p>\n<blockquote><p>\u00ab Au cours de l\u2019ann\u00e9e, le FPI a \u00e9galement constitu\u00e9 et rehauss\u00e9 sa fili\u00e8re de <a href=\"https:\/\/www.skylinecommercialreit.ca\/new-property-development-and-partnerships\/\" target=\"_blank\" rel=\"noopener\">nouveaux projets de logistique et d\u2019entreposage<\/a> avec des partenaires \u00e0 Montr\u00e9al, \u00e0 Ottawa et \u00e0 Halifax \u00bb, ajoute M. Bonneveld.<\/p>\n<p>\u00ab D\u2019ici 2025, cette fili\u00e8re devrait se traduire par plus de 3,3 millions de pieds carr\u00e9s d\u2019espaces industriels de qualit\u00e9 sup\u00e9rieure au Canada. \u00bb<\/p><\/blockquote>\n<h3>Perspectives pour 2023<\/h3>\n<p>La demande sur le march\u00e9 de l\u2019immobilier industriel demeure tr\u00e8s \u00e9lev\u00e9e, aussi bien du c\u00f4t\u00e9 des locataires que des investisseurs.<\/p>\n<p>CBRE Canada, une soci\u00e9t\u00e9 de services immobiliers commerciaux, estime que derri\u00e8re chaque tranche de 1 milliard de dollars d\u2019achats en ligne au Canada, il faut environ 1,25 million de pieds carr\u00e9s d\u2019entrep\u00f4ts<a href=\"#_ftn2\" name=\"_ftnref2\">[2]<\/a> .<\/p>\n<p>Partout au pays, la p\u00e9nurie d\u2019espaces industriels modernes et pr\u00e9existants a entra\u00een\u00e9 une hausse rapide et continue des taux de location, en plus de plomber les taux d\u2019inoccupation \u00e0 des niveaux historiquement bas. La demande d\u2019espaces industriels demeure \u00e9lev\u00e9e, comme en t\u00e9moigne le taux de disponibilit\u00e9 national, qui au troisi\u00e8me trimestre de 2022, oscillait autour de 1,5 %. Toujours au troisi\u00e8me trimestre, seulement 9,1 millions de pieds carr\u00e9s d\u2019espaces industriels \u00e9taient offerts \u00e0 la location. Toutefois, leur incidence sur les ajouts nets \u00e9tait n\u00e9gligeable, car en raison de la demande sans pr\u00e9c\u00e9dent, pr\u00e8s de 90 % des nouveaux projets faisaient l\u2019objet de pr\u00e9locations<a href=\"#_ftn3\" name=\"_ftnref3\">[3]<\/a>.<\/p>\n<p>Toujours selon CBRE, le march\u00e9 de l\u2019immobilier industriel montre peu de signes de ralentissement, fort d\u2019environ 1,9 milliard de pieds carr\u00e9s \u00e0 l\u2019\u00e9chelle nationale<a href=\"#_ftn4\" name=\"_ftnref4\">[4]<\/a> . \u00c0 cela s\u2019ajoutent 90 millions de pieds carr\u00e9s d\u2019espaces dont les entreprises pourraient avoir besoin au cours des cinq prochaines ann\u00e9es.<\/p>\n<p>En 2023, Skyline Industrial REIT continuera ses efforts pour acqu\u00e9rir des propri\u00e9t\u00e9s ax\u00e9es sur l\u2019industrie l\u00e9g\u00e8re, la logistique et l\u2019entreposage situ\u00e9es pr\u00e8s des principales autoroutes, voies de communication et points d\u2019exp\u00e9dition mondiaux au Canada.<\/p>\n<blockquote><p>\u00ab Le FPI a l\u2019intention de poursuivre sur cette lanc\u00e9e \u00bb, explique M.
